Who Notarizes Real Estate Closing Documents in Elizabethtown, KY?
Horizon Pack and Ship at 207 Towne Dr, Elizabethtown, KY 42701 notarizes real estate documents on a walk-in basis, Monday through Saturday, 9 AM to 6 PM. Deeds, powers of attorney, affidavits of title, and lender packages are handled at the counter, and the finished package can be copied, faxed, or shipped overnight in the same visit. Phone: (270) 900-1553.
Why does a Kentucky deed need a notary at all?
Because the county clerk will not record it otherwise. Under KRS 382.130, a deed must be acknowledged before a notary public or other authorized officer before it can be lodged for record. An unnotarized deed is not a recordable instrument, which means the transfer never appears in the chain of title at the Hardin County Clerk.
That single requirement is why notarization sits on the critical path of nearly every property transaction in Elizabethtown. The signature is not the bottleneck. The acknowledgment is.
Which closing documents actually need notarization?
| Document | Notary required? | Notes |
|---|---|---|
| Deed (warranty, quitclaim, survivorship) | Yes | Required for recording under KRS 382.130 |
| Mortgage / deed of trust | Yes | Recorded instrument, acknowledgment required |
| Power of attorney for a closing | Yes | Notarization required under KRS Chapter 457 |
| Affidavit of title / seller's affidavit | Yes | Sworn statement, requires an oath |
| Loan application and disclosures | Usually no | Signed, not acknowledged |
| Settlement statement (ALTA/CD) | Usually no | Signature only in most closings |
A practical note from the counter: lender packages arrive with tabs, and the tabs are not always right. Count the acknowledgment blocks yourself before you sit down. Every block with the words "subscribed and sworn" or "acknowledged before me" needs the notary, and every one of those needs the signer physically present with ID.
Walk-in notary or mobile signing agent, which do you need?
Elizabethtown has both, and they solve different problems.
| Walk-in notary | Mobile signing agent | |
|---|---|---|
| Appointment | Not needed | Scheduled in advance |
| Travel fee | None | Typically charged |
| Best for | You already have the documents | Full loan signing at your home or office |
| Evenings and weekends | Saturdays until 6 PM | Often available after hours |
| Copy, fax, ship in the same stop | Yes | No |
If a title company is running a full loan signing at your kitchen table, a signing agent is the right call. If you are holding a deed, a POA, or a package the lender emailed you, walking into the Elizabethtown counter is faster and costs less, because there is no travel fee and no waiting for an appointment window.
What should you bring to a closing notarization?
- Unexpired government photo ID for every signer. Driver's license, passport, or military ID. Kentucky notaries verify identity, per the Kentucky Secretary of State.
- The complete document, unsigned. Signature lines stay blank until the notary is watching. This is the single most common reason people get turned away.
- Every person who must sign, in person. If a spouse is on the deed, both parties need to be present. Kentucky is not a community property state, but dower and curtesy rights mean spousal signatures show up on more deeds than people expect.
- The return instructions. If the package goes back to a lender or title company, bring the address and any prepaid label.
What happens after the notarization?
Two things usually need to happen fast, and both can be done in the same visit at Horizon Pack and Ship.
Recording. The deed goes to the Hardin County Clerk to be recorded. Recording fees and transfer tax are set by statute; the clerk's office publishes current amounts. Documents that go by mail should go with tracking.
Return to the lender. Loan packages are usually due back within 24 to 48 hours. The Elizabethtown counter ships UPS, FedEx, USPS, and DHL, so the package leaves on whichever service meets the deadline rather than whichever one happens to be nearby. We also copy the executed package first, which matters more than people think when a lender later asks what was signed.
For documents heading out of the country, an apostille may be required on top of notarization. That process is covered in what an apostille is and when you need one.
What about online or remote notarization?
Kentucky authorizes remote online notarization under KRS Chapter 423, and some title companies use it. Two practical limits: not every lender or county accepts a remotely notarized instrument for recording, and the technology requirements can stall a closing at the worst possible moment. When a deadline is tight and the documents are already printed, in-person notarization removes the variables. This article is general information, not legal advice; questions about a specific transaction belong with your attorney or title company.
